Why Does the Fraser Valley Grow So Much Mold?
Because the wet season is long, the housing is old, and the two problems compound. From October through March, the coastal wet season parks over the valley. Months of rain and cool, saturated air mean every home is fighting condensation: warm indoor air hits cold windows, wall corners and attic sheathing, and the moisture that films out is all mold needs. Add in the region's huge stock of 1970s and 1980s houses, built tight-ish but ventilated poorly by modern standards, and you get the classic Fraser Valley pattern: mold along window frames and closet walls in winter, black staining on attic plywood, and musty crawlspaces that never quite dry out.
The most common single cause we find is embarrassingly simple: a bathroom fan that vents into the attic instead of through the roof. Every shower pumps warm, wet air onto cold sheathing, and by the time anyone looks up there, the underside of the roof is black. The fix is straightforward when it's caught early, and expensive when it isn't.
